BuyInvestRentSell.com (“we”) operates this website from 2016 US Hwy 31 N, Pine Level, AL 36022. This policy covers the public marketing site and related office communications for BuyInvestRentSell.com (real estate sales), The Irvine Group (rentals and property management), and Irvine Builders (construction). Irvine Builders is a separate company, not a division of BuyInvestRentSell.com or The Irvine Group. Its public site is irvinebuildersllc.com and its email is build@irvinebuildersllc.com.

What we collect

If you use a contact form, we collect the name, email, phone number, and message you type, plus which door you chose (buy, sell, invest, rent, build) and, if you pick one, a named sales agent. If you open one of the five doors from this website, we also collect name, phone, email, which door you opened, what you wrote about what you need, and when you sent it. If you email, call, or text the office, we keep what we need to answer you and do the work — a showing, a listing conversation, a lease, or a design consultation. The design consultation page also keeps the project address or town, the type of work, a short description, and the days you prefer for the visit.

The site uses ordinary server logs (IP address, browser, pages requested) to keep the site running and to debug problems. Listing pages and the homepage “Click here to see new listings first” button also keep a count of visits. That count uses a random cookie named birs_vid. We store a hash of the cookie with the day and the page, plus a source bucket such as facebook, google, linkedin, direct, or other. We do not store your name, phone, or the cookie itself with those counts. If a Meta Pixel id or a Google tag id is configured for this site, we load that tag to count page views and to record that a listing form was submitted. Those tags can set cookies. They are not loaded when the ids are not set, and the ids are not written into the site code.

How we use it

We use your information to respond to inquiries, schedule work, and meet legal duties in real estate, property management, and construction. Sales inquiries go to the sales desk or a named agent. Rental inquiries go to rentals@buyinvestrentsell.com. Build inquiries go to build@irvinebuildersllc.com. We do not sell your phone number or email list. Contact forms and door forms are read by the office. A showing request on a listing page is a note to the office. This site does not keep a list for new-listing texts.

New listings

This site does not ask you to join a list for new listings, and publishing a listing does not text or email anyone about it. The homepage button “Click here to see new listings first” opens the listings page. A showing request sends the office the name, phone, email, and message you type. It is not a text subscription. Listing visits and that homepage button are counted as described above. If a Meta Pixel id or a Google tag id is set, those tags can be used to reach people who visited the site with later listing ads. The tags load only when an id is set.

This rental-tenant program is separate from Office staff SMS. The Irvine Group may send transactional text messages about rental applications, showings, approvals, and maintenance from the office number. Message frequency varies. Message and data rates may apply.

Reply STOP to opt out of office texts. Reply HELP for help. You can also call 334-922-8883 or email rentals@buyinvestrentsell.com. After STOP we will not text you from that program except to confirm the opt-out, unless you opt in again or we must reach you by another channel for a legal or safety reason.

Sharing

We share information with vendors who help us run email, hosting, MLS / IDX tools, and (for rentals) application screening, only as needed for that job. We may share information when the law requires it, or with another party to a transaction you asked us to work on.

Mobile numbers are not shared with third parties or affiliates for marketing or promotional purposes.

How long we keep it

Transaction files are kept as long as Alabama real-estate, landlord, and tax rules require. Marketing inquiries that do not become a job are kept only as long as we still need them to follow up or to show we handled the request.

Your choices

Email earl@buyinvestrentsell.com to ask what we have, to correct it, or to ask us to delete marketing records we are not required to keep. Rental-file questions go to rentals@buyinvestrentsell.com.

Children

This site is for adults. We do not knowingly collect information from children.
